The investment project Gaja – Spa Resort Janežovci is a premium five-star spa and wellness resort. Location
Janežovci in Municipality of Destrnik. Small village Janežovci is situated in the middle of beautiful province of Slovenske Gorice and is surrounded with many hills, vineyards and intact nature.

Description
The remote area offers an escape from the stress of city life and will enable an exclusive clientele a positive change of lifestyle and environment. The complete setting and corporate image of the project are based on blending the natural and cultural landscape into a sophisticated style that enables guests complete comfort and the romantic, relaxed experience of local traditions.

The investment project is highly marketable, and its great potential for tourist demand creates a unique venture opportunity, both for investors and managers of the resort.

The framework of the project is a tourist resort covering 82,089 m2 of land and including:
• Five-star hotel with 157 rooms
• 30 apartment cottages built in the traditional style of the area,
• hotel suites
• 42 apartment units in the apartment village.
All together that includes 229 accommodation units with approximately 500 beds, all in the five-star category.

The programme planned is wellness and spa tourism based on natural resources from medicinal thermal water located in the area.

The resort is designed to take advantage of all natural and cultural preferences of the local area, like small natural ponds, with medicinal mud, a well with geo-thermal water, and specific ethno elements that will supplement its programme structure.

The objectives of the investment in the construction of the planned tourist complex are the following: Achieve the maximum value of the area, its natural wealth and the environment by offering it to tourists in the form of the tourist complex Gaja – Spa Resort Janežovci
 Design a programme that is attractive for guests and profitable for investors
 Maximise guests’ average expenditure (earnings per guest per overnight stay)
 Maximise guests’ satisfaction by offering a quality atmosphere, programmes and services
 Year-round operation of the tourist complex
 Maximise the effects of the tourist village Janežovci to the development of the entire destination of Destrnik in the tourism and tourism-related industry (entrepreneurship, new jobs, development of utility infrastructure and improvement of the municipality’s visibility in Slovenia and abroad)
 Maximise the economic and market elements relevant for implementation of the project

Potential investors may enter into the project together with experienced managers (operators) in the field of tourism, or as strategic investors.

Investors may change or adapt the project from the programme outlined in the feasibility study, including an urban-architectural plan, and follow their own development vision for implementation of the project, whereby all the currently existing documentation and services or the development company shall be made available. In any case, the initial outlines for the project as foreseen by the municipality must be respected.

Project stage: Construction permit since september 2009

Since december 2009 we got from Ministry of the Environment and Spatial Planning, Environment Agency of the Republic of Slovenia, signed a concession contract for the exploitation of groundwaterfor for 30 years.
